Property Preservation Services

  • Our Property Preservation Department services properties in default, but not yet in the foreclosure process. These properties are still owned by the borrower (not the bank).  At this stage, the bank is interested in protecting the asset, but only to a certain extent.         

 

Services usually include:

  • Securing (lock change)

  • Winterization (if requested) and/or Water Shut-Off

  • Lawn service (initial and recurring maintenance)

REO Services

  • REO stands for Real Estate Owned.  This refers to properties owned by a lender (our clients - banks, government agencies, government insurers).  In most cases, REO properties are in foreclosure.

 

       REO Services may include:

​

  • Initial Services (a.k.a. 'trash-out'):

    • Lawn service

    • Sales clean

    • Maid Refresh or Service

    • Debris removal

    • Winterization (if requested)

  • Recurring Maintenance:

    • Lawn cuts

    • Interior refresh cleans

    • Property visits

  • Initial Services are required so client properties are listed for sale in the Real Estate marketplace in their 'Best Marketable Condition.

Winterization & De-Winterization

  • Our Winterization Department provides winterization, de-winterization, and minor plumbing-related repairs as requested.

Repairs

  • Our Repairs Department manages limited to full-scale repair projects, allowing our clients to manage their repair processes more efficiently by using our consistent bid approach.

Inspections 

  • We perform various types of inspections that enable our clients to make informed decisions about their assets, including occupancy verification, contact inspections, field inspections, etc.

Quality Assurance

  • The Quality Assurance Team regularly inspects properties serviced to ensure that quality expectations are met and that all safety hazards are reported/addressed.

Board-ups per HUD specifications

Ensure you follow HUD guidelines when boarding windows and doors. In some situations, you may require written approval in advance of blocking windows and doors. The circumstances in which it is usually appropriate to board a property are as follows:

  • If the property has been seriously damaged by excess water, a fire or any natural disaster.

  • There are ongoing safety issues that need to be addressed.

  • The property is located in an area in which vandalism is common, and boarding represents the most appropriate means of securing the property.

  • The property is located in an area in which boarding is pre-approved.

If boarding is approved, ensure that all first and ground floor windows, including the basement, are covered with a strong plywood covering that adheres to the specifications outlined below. The board should cover the entire frame and window and should be secured in place with carriage bolts. Ensure these bolts are placed in a manner that does not represent a health and safety risk.

Property Preservation Maid Service (Cleaning)

Our Maid Department will be cleaning all floors and surfaces, and sometimes walls. Generally, as part of the basic clean, you should do the following:

  • Sweep, mop and vacuum the floors

  • Wipe down all countertops, surfaces, bathroom counters, toilets and sinks

  • Wipe the exterior of appliances only

  • Clean all mirrors
